Underperforming Land Asset
Transport for London (TfL) owned a site in London Borough of Tower Hamlets. The land was vacant, was an unusual shape, was small (only 331sqm in footprint) and was positioned next to significant road infrastructure. It was also identified as being at risk of flooding.

What we did
We won a competitive bid for the design of apartments on the vacant land. We designed a 5-storey building that occupied virtually the whole site footprint. We found solutions to flood risk, air quality, noise pollution and the daylight amenity to 2-storey neighbours. We secured the support of local residents and of London Borough of Tower Hamlets and were awarded Planning Permission for 9 apartments.

Transformative Outcome
The proposed development optimises the use of the urban land asset, transforming it from vacant land to a High Performing Real Estate Asset in a Class C3 Residential use Class. Once complete, the apartments, procured in a Build to Rent context will deliver rented apartments in the up and coming Aberfeldy Village in East London.
